Automatic opening vents (AOVs) are commonly installed in stairwells, corridors, lobbies and other areas where smoke needs to be controlled during a fire. When the fire alarm activates, the system may open roof vents, smoke shafts, windows or louvres to release smoke and heat. However, this only works if the controls, power supplies, actuators and interfaces all respond as intended.
For responsible persons, building managers and facilities teams, planned maintenance provides evidence that this life-safety system is being looked after - while reducing the risk of faults being discovered at the worst possible time.
Why AOV system maintenance matters
AOVs are designed to support a building’s fire strategy. Their purpose is not necessarily to remove every trace of smoke from a building. Instead, they help manage smoke movement so that people can evacuate more safely and firefighters can access the premises with better visibility and lower heat exposure.
The system is usually made up of more than the visible vent. It may include an AOV control panel, smoke detectors or fire alarm interfaces, manual controls, break-glass call points, actuators, batteries, cables, weatherproof enclosures and connections to other fire safety systems. A fault in any one of these components can prevent the system from operating correctly.
Poor maintenance can also create less obvious risks. A vent may open but fail to achieve its designed opening position. A battery back-up may no longer hold sufficient charge. A manual switch may be inaccessible following a refurbishment, or a roof vent may be obstructed by later building works. These are operational problems, but they can quickly become compliance and life-safety issues.
Under the Regulatory Reform (Fire Safety) Order 2005 in England and Wales, fire safety equipment and devices must be subject to a suitable system of maintenance and kept in an efficient state, in efficient working order and in good repair. Requirements elsewhere in the UK differ, but the practical expectation remains the same: systems intended to protect occupants during a fire must be maintained properly.
What a professional AOV service should check
The scope of an AOV maintenance visit should reflect the installed system, its fire strategy and the manufacturer’s guidance. A competent engineer should not treat every site as identical.
A planned service normally begins with a visual inspection of the control equipment and vent locations. The engineer checks for damage, corrosion, contamination, water ingress, loose connections, obstructions and signs that building alterations may affect operation. On sites with roof-mounted equipment, safe access arrangements are essential before any inspection or testing takes place.
Functional testing is equally important. This can include testing automatic operation from the relevant fire alarm signal, manual controls and any firefighter’s override functions. The vents, louvres or smoke-shaft doors should be checked for reliable opening and closing, with attention paid to actuators, hinges, seals and opening direction.
The visit should also cover power supplies and batteries, along with fault indications at the AOV control panel. Where the AOV system interfaces with a fire alarm, sprinkler system, door release or building management system, those cause-and-effect relationships should be tested carefully. AOVs must operate in the correct sequence for the building’s fire strategy, rather than simply opening whenever any alarm condition occurs.
Following the visit, the duty holder should receive clear service documentation. This should identify the equipment inspected, tests completed, faults found, remedial recommendations and any limitations to the work. These records are useful for fire risk assessment reviews, audits, insurer enquiries and demonstrating that maintenance has been managed responsibly.
How often should AOVs be serviced?
There is no sensible one-size-fits-all answer. The appropriate inspection and servicing regime depends on the system design, building use, risk assessment, manufacturer recommendations and the requirements of the relevant standards and fire strategy.
Many commercial premises arrange planned inspections at least twice a year, particularly where the AOV system forms a key part of the means of escape. More frequent checks may be appropriate for high-occupancy buildings, residential blocks, healthcare settings, complex sites or premises where system faults would be difficult to manage safely.
Between formal service visits, site teams should carry out simple visual checks. They should confirm that panels show normal status, manual controls remain accessible, vents are not visibly damaged and no works have blocked or altered the smoke-control route. Staff should know who to contact if a fault light appears or a vent operates unexpectedly.
It is important not to confuse an AOV system with comfort ventilation. Some products can serve both purposes, but fire-mode operation must always take priority. Repeated daily use, unauthorised adjustments or disconnected controls can affect performance, so any dual-purpose arrangement needs especially careful management.
Common issues found during AOV maintenance
The most serious failures are often caused by gradual deterioration rather than a single dramatic event. Batteries have a finite service life, moving parts can seize, and external vents are exposed to rain, wind, debris and temperature changes throughout the year.
Building alterations are another frequent cause of concern. A new ceiling, partition wall, security grille or storage arrangement can compromise a smoke route or block a vent. Changes to the fire alarm system can also affect the AOV interface if cause-and-effect programming is not reviewed and tested after the work.
Engineers may also find damaged call points, incorrectly labelled controls, obsolete control panels or vents that have been painted shut. In multi-occupancy premises, responsibility can become unclear where a landlord manages common areas but individual tenants control parts of the building. A maintenance plan should establish who is responsible for reporting faults, arranging access and authorising remedial work.
AOV faults need a proportionate response
Not every fault has the same impact, but every fault should be assessed against the building’s fire strategy. A failed vent serving the only protected stairwell is very different from a minor defect on a secondary component with alternative smoke-control measures in place.
When a fault is identified, the responsible person should understand what protection has been affected, whether temporary measures are required and how quickly repair is needed. This may involve reviewing the fire risk assessment, increasing management controls, restricting particular areas or arranging an urgent repair. Leaving a panel in fault condition without investigation is rarely a defensible approach.
