For the responsible person, landlord, employer or facilities manager, the objective is straightforward: the AOV system must operate as it was designed to operate, and there must be evidence that it has been checked, tested and professionally maintained. The detail, however, depends on the building, the smoke-control strategy and the equipment installed.

What an AOV system is designed to do

Automatic opening vents are commonly fitted at the head of stairwells, in corridors, lobbies, atria and other areas where smoke needs a controlled route out of a building. In a fire, an AOV may open automatically following a signal from the fire alarm system, smoke detector or dedicated control panel. Some systems also include manual controls for use by occupants, the fire service or building management.

AOVs are not simply rooflights or windows with electric actuators. They form part of a life-safety system. Roof access, external works and decorating can all affect AOV equipment, so changes to the building should trigger a review.

Functional testing should be arranged at frequencies appropriate to the system design and occupancy.
